₹2 lakh
saved if you negotiate even 2% off a ₹1 Cr flat, using what others actually paid
No pressure
Visit with us or your own way. Saying no is always fine.
₹2,999 back
unless you book a home we suggested and we earn nothing from it
90 days · fully refundable under the rules
₹2,999one-time
- Pay what others actually paid
- Every shortlisted project checked before you pay
- An expert on your side at site visits — or go your own way
- Sales promises in writing
What’s in it for you
Buy the right home, at the right price — with someone on your side.
- 01
Pay what others actually paid, not the brochure price
You'll know what flats in that tower were actually registered for. On a ₹1 crore flat, negotiating even 2% off is ₹2 lakh — more than 60 times the plan fee.
- 02
Your plan, your way — nothing is forced
Visit with our expert, or go with your family or your own broker. And no pressure to book: if nothing feels right, walking away is a good outcome — and your ₹2,999 comes back.
- 03
Don't lock your money into the wrong project
A builder can take up to 10% before the agreement — ₹10 lakh on a ₹1 crore flat. Every project on your shortlist is checked for legal cases, delays, title problems and weak agreement terms before you pay anything.
- 04
Promises in writing, not just talk
“Possession by 2027.” “No floor-rise charge.” “Parking included.” We get what the sales team promises written down, so you have it when it matters.
- 05
Someone on your side in the sales office
Site visits are built to pressure you — “only 2 flats left”, “offer ends Sunday”. Our expert asks the hard questions for you, so you're never negotiating alone.
- 06
Your weekends back
Only projects that fit your budget, area and needs — no wasted visits to projects that were never right for you.
- 07
The full cost before you commit
Price plus stamp duty, GST and registration — the real number, not the one in the ad.
- 08
Still protected after you book
Alerts until possession if dates slip or complaints appear — and if something serious happens, owners are brought together to act as one.
- 09
No risk
Your ₹2,999 comes back unless you book a home we suggested and we earn nothing from it.

A fair deal, both ways
The reports, price data, shortlist and visits in this plan cost us real time and money — and we give them knowing you may not buy through us. We only ask for fairness in return: if you book a home we suggested and we earn nothing from it, please don’t ask for the refund. It’s the one case we don’t refund, and it’s what keeps this plan possible for everyone.
Plan rules
- The plan runs for 90 days from payment. If you've done at least 2 visits and haven't booked, you get one free 30-day extension.
- One buyer or family per plan; it can't be transferred.
- Only the written, dated shortlist counts as a project we suggested — up to 10 projects.
- You agree we may register your name and number with the builders of projects on your shortlist.
- Visits are booked at least 24 hours ahead. A visit cancelled with less than 12 hours' notice, or missed, counts as used.
- Visits cover Mumbai, Thane, Navi Mumbai and Pune.
- Refund requests: within 15 days after the plan ends (earlier for the cases above), with a one-line declaration that neither you, your family, nor anyone on your behalf has booked a shortlisted project. Paid within 7 working days to your original payment method, or by UPI or bank transfer.
- A booking of a shortlisted project by you, your spouse, parents, children, or anyone buying on your behalf counts as your booking. A refund claimed on such a booking can be refused, or reclaimed if already paid.
- If a builder pays GharKundli for your booking, we tell you we were paid.
- Everything you receive — reports, price sheets, shortlists — is yours to keep, whatever happens.
- Every source is labelled: MahaRERA filing, government registration record, or the builder's claim. Nothing unverified is presented as fact.
- Not legal advice — confirm important points with a lawyer.
