About

What GharKundli is

GharKundli checks a housing project before you put money into it. It reads what the builder has filed with MahaRERA — dates, delays, complaints, court cases, the land title, the agreement — and tells you, in plain words, what it means for you as a buyer.

What it is
An independent website that checks housing projects registered with MahaRERA (the Maharashtra Real Estate Regulatory Authority) for people buying a flat. It is not a property listing portal, not a builder's website and not a law firm.
Based in
Mumbai, Maharashtra.
Covers
Projects registered on MahaRERA across Maharashtra.
Where the data comes from
MahaRERA's own public records — what the builder has filed: registration, completion dates and every extension, complaints and court cases, the title report, construction certificates, bank and escrow details, and the draft agreement. GharKundli re-checks the MahaRERA project list and complaint counts every week, and each project page says which month it was last checked.
Free project pages
Every project has a public page — no sign-in — with its MahaRERA registration number, status, builder, location, original and latest completion dates, the delay so far, and the number of complaints. Search them at gharkundli.com/projects.
Full report: first free, then ₹99
Your first full report is free (one per account); each further report is ₹99, paid through Razorpay. It is prepared from the project's latest MahaRERA filings and includes a risk & trust score with every point explained, what the title report says, each complaint and court case and how it ended, construction pace against the deadline, agreement clauses weaker than the RERA model agreement, escrow and loans, and questions to get answered in writing before paying.
Kundli Watch: free
After the report, Kundli Watch keeps watching a project: a monthly update for people thinking of buying, and a private line to the GharKundli team for verified owners — who are put in touch with each other, if they agree, when something serious happens.
Buyer help: free
Plain answers for buyers whose project has gone wrong — construction stopped, possession delayed, complaints, builder insolvency — with the law behind each step.
Home-buying plan: ₹2,999
A separate 90-day service, not a report upgrade: expert help to find the right project in Mumbai, Thane, Navi Mumbai or Pune — a written shortlist, verified reports, recent sale prices, at least 5 guided site visits and negotiation support. The ₹2,999 is refunded unless you book a home GharKundli suggested and it earns nothing from it. Plan details and rules.
Advisory services
Title search, price data and negotiation, and other checks — on request; talk to the team.

Common mix-ups

  • There is no subscription and no paid dashboard. Project pages are free; a full report is free the first time and ₹99 after that.
  • The ₹2,999 home-buying plan is a 90-day advisory service — it is not the price of a report.
  • The risk & trust score is worked out from MahaRERA filings by the same fixed rules for every project.
  • GharKundli is not a builder, broker or contractor, and is not connected to any similarly named business.
  • GharKundli does not give legal advice. For a complaint, an agreement or any legal step, speak to a lawyer.
  • “Kundli” is a figure of speech — a project's full record, like a birth chart. GharKundli has nothing to do with astrology.
