What we read

The documents a quick look at MahaRERA won’t show you.

A score is only as good as what’s behind it. We open the newest version of every statutory filing — most of them scanned PDFs — and put what matters on one page, with the source and date of each.

Is construction legally allowed this far?

We read the newest Commencement Certificate order itself — not just the on-page status — and compare what it permits with what the architect certifies is built.

CC order 01/03/2024 · “up to Plinth Level” vs stilt 85% done

Is your money staying in the project?

RERA requires 70% of buyer money in a separate account. We read the Chartered Accountant’s annual audit (Form 5) for shortfalls, excess withdrawals and remarks.

Form 5 · FY 2024-25 · 69% deposited of 70% required

What does the fine print change?

Builders must file where their agreement departs from the RERA model agreement. We list every clause that shifts rights or risk onto you.

Deviation report · 6 buyer-unfavourable clauses

Can they actually finish on time?

Remaining slabs divided by months to the RERA deadline — compared with the real pace between two architect certificates, not a guess.

29 slabs ÷ 32 months = 0.90 slabs / month needed

What happened in every case?

We open each complaint and read the actual order — who filed it, against whom, and how it ended — instead of just counting case numbers.

4 complaints · 2 closed · 2 filed by the builder

Is the land title clean?

Title reports are usually scanned PDFs. We read the latest filing in full and quote the advocate’s own final opinion, with anything unresolved flagged.

Kalyan-Dombivli

What buyers believed

“It has a MahaRERA number and a bank loan — it must be legal.”

What happened

65 builders got MahaRERA registration using forged building permissions. The High Court ordered the buildings demolished — about 6,500 residents face eviction.

What to check

That the building permission is real and from the right authority. A RERA number alone is not proof.

Mulund & Nahur, Mumbai

What buyers believed

“A big listed builder. Possession in three years.”

What happened

HDIL went into insolvency in 2019 after the PMC Bank scam. Over 6,000 buyers are still waiting for their flats — many for more than a decade.

What to check

The builder’s complaints, court cases and money trail — before you pay.

Campa Cola, Worli

What buyers believed

“The OC will come in due course.”

What happened

Floors above the fifth were never approved. In 2013 the Supreme Court ordered them demolished — families who had lived there for over 25 years faced eviction.

What to check

How many floors the approval actually allows, and whether an OC exists.

Outside Maharashtra: 40,000+ Amrapali buyers and 20,000+ Jaypee buyers waited years for flats they had paid for, and Noida’s Supertech twin towers — 900+ flats — were demolished in 2022.

How it works

From a project name to a clear answer.

  1. 01

    Search the project

By name, builder, locality, pincode or MahaRERA number — every registered project in Maharashtra.

  2. 02

    We read every filing

Title report, CC orders, architect & engineer certificates, CA escrow audit, agreement deviations and every complaint order — the newest version of each.

  3. 03

    Get a score with reasons

A 0–100 score split into Legal, Delivery and Financial, every point traced to a filing, plus the exact questions to ask the builder and a PDF to keep.

Buyer community

Every project has a community. Join yours.

Talk to our team privately — no one sees your number. Free.

Builders’ representatives can join too — only to share official updates and answer buyers’ questions. They never see members’ numbers, and everything they share is clearly labelled “From the builder” — so you always know the source. Join as builder’s representative

How the score works

Deducted only for what’s confirmed. Never for what’s missing.

Every category starts at 100 and loses points only for a problem a filing actually shows. A missing document lowers our confidence, shown separately — it never quietly drags the score down. Strengths are listed too, so you see both sides.

Delivery: completion-date revisions, construction pace vs the RERA deadline, CC coverage. Legal: title report, complaints, litigation, agreement terms. Financial: escrow audit, loans & CERSAI, sales.

80–100

Looks sound

No confirmed problems in the filings that matter. Still verify on the ground.

60–79

Proceed with care

Real issues to resolve in writing — a revised date, open complaints, an approval gap.

40–59

High caution

Several serious findings. Don’t pay a booking amount until they’re answered.

0–39

Avoid unless resolved

Critical red flags — lapsed registration, active title disputes or similar.

Critical findings cap the score whatever the rest says — a lapsed registration can’t be averaged away.

Pricing

Simple. No subscription.

RERA lets a builder take up to 10% of the price before the sale agreement is signed — ₹7 lakh on a ₹70 lakh flat. Checking the project first costs ₹0, or ₹99.

Services we provide

Your advisor, legal safety net and price negotiator.

More than showing you properties — the report is where we start, not where we stop.

Curated property shortlists

We match you with properties based on real usable carpet area, layout, natural light, and access — including options that never make it to public listing portals.

Vaastu compliance check

Before you visit a property, we check its Vaastu alignment — entrance direction, kitchen and bedroom placement, and overall layout — so you never waste a visit on a unit that won't work for you.

30-year title search

We trace the property's ownership history across three decades — sale deeds, partition deeds, gift deeds — to confirm the title is clean and unbroken.

Government & revenue record verification

We verify the property directly against official land records: Property Card (Malmatta Patrak), 7/12 and 8A extracts, and mutation entries (Ferfar).

Litigation & loan checks

We check for hidden bank mortgages, active court cases, unpaid municipal property tax, or any other charge registered against the property.

Builder financial health check

Beyond checking if a project is RERA-registered, we look at the builder's actual financial standing — other stalled projects, pending insolvency proceedings, and overall debt exposure — so you're not just buying into a registered project, but a builder who can actually finish it.

RERA & construction approval checks

We review MahaRERA disclosures, quarterly progress reports, sanctioned building plans, Commencement Certificates, and Occupancy Certificates to confirm the project is legally sound at every stage.

Society & redevelopment due diligence

For resale properties, we verify the society's conveyance deed, maintenance fund health, and any pending redevelopment plans — so you don't end up buying into a stalled or disputed project.

Real market price analysis

We price properties using actual registered sale values from government records, not the seller's asking price.

Transparent costing & negotiation

We calculate every cost upfront — stamp duty, registration, GST, society charges — and negotiate the price and payment terms on your behalf.

Complete registration support

From home loan coordination to agreement drafting to the final handover at the sub-registrar's office, we stay with you until the keys are in your hand.

Why GharKundli

Buying a home is about protecting your money and your peace of mind.

We verify, we don't just assure

We don't rely on what a builder or seller tells you. Every property is checked against government records and MahaRERA filings before you pay a single rupee.

We check the builder, not just the project

A registered project is only as safe as the builder behind it. We look at the developer's financial health and track record — not just paperwork — so you're not left stranded if construction stalls.

We save you a wasted visit

From Vaastu fit to carpet area to legal standing, we filter out what won't work for you before you ever step inside — so every site visit is worth your time.

We negotiate with data, not guesswork

We use actual registered transaction values to negotiate your price — not the seller's asking price — and that difference is often worth lakhs.

No hidden costs, ever

Stamp duty, registration, GST, society charges — we lay out every cost upfront, so nothing surprises you at closing.

We stay until you get the keys

From your first shortlist to final registration and handover, we're with you at every step — not just until you sign.

Questions

Straight answers.

What is a MahaRERA verified project report?

A plain-language report on any project registered with MahaRERA (the Maharashtra Real Estate Regulatory Authority), compiled from MahaRERA's own public filings — legal case history, builder details, and project status — rather than from what a builder or seller tells you.

How is this different from checking MahaRERA's website myself?

MahaRERA's own site lists raw filings, often as scanned documents, with no summary or cross-checking. GharKundli reads those documents, tallies every legal case, and cross-checks the builder against every other project they're connected to.

How much does a report cost?

Your first report is free. After that, each report costs ₹99, paid through Razorpay — up to 3 reports in a calendar month.

Can GharKundli help me find a property, not just verify one?

Yes — the Custom Property Finder lets you share your locality, budget, and carpet-area preferences, and the team sends back a shortlist of matching, verified properties over WhatsApp.

Are GharKundli's reports a substitute for a lawyer?

No. GharKundli is not a law firm, and its reports are not legal advice — they're a starting point for your own due diligence. Always confirm anything important with a qualified, independent lawyer before making a purchase decision.

What areas does GharKundli cover?

Mumbai and the wider Maharashtra region, for any project registered with MahaRERA.
